A useful roof coating quote should make it clear what you are paying for. Before you decide, check the practical scope as well as the proposed product and the final figure.
Confirm the roof and the included areas
Make sure the quote identifies the building, roof areas and any associated surfaces that are included. Ask whether items such as gutters, flashings or separate sections form part of the price.
If the quote relies on an estimated area or an assumed condition, get that written down so you know what still needs confirming.
Read the preparation and repair allowances
Look for a description of the preparation, not simply a product name. Ask which repairs are included, which are excluded and whether any other contractor needs to be involved.
This is also the point to discuss known leaks or previous repairs. Give the contractor the information before accepting a scope.
Ask for the product information
Identify the exact proposed product and ask for the relevant manufacturer information. Any performance or warranty claim should relate to that product, the surface and the agreed application conditions.
Check whether the paperwork distinguishes product terms from the contractor’s workmanship terms. If something is unclear, ask before signing.
Check the practical arrangements
Make sure the quote or accompanying scope addresses the parts of the job that affect your property and its use.
- Access arrangements and who provides them.
- Protection of adjacent areas and equipment.
- Weather-related scheduling and communication.
- Any restrictions on building use during the work.
- How variations will be approved and charged.
Agree what you receive at handover
Ask for the product details, any agreed maintenance information and the process for raising a concern. Keep these with the accepted quote and any written variations.
You do not have to know every technical term. You do need a scope that explains the work and gives you a fair basis for comparing it with another offer.
THE USEFUL BIT
Compare the included work and the conditions, then the price. Ask Andrew to talk through anything you cannot clearly identify in the quote.
Your building.
Your next step.
Share the location and a few details. Andrew can talk through the job with you.
